Where to buy wetlands for minnow farm

I'd like to buy a small tract of land next to a clean creek in our local area.. It wouldn't be suitable for building or septic. I'm hoping to find something that isn't useful for anything else, and I don't want to spend a lot of money.


Does anyone have ideas on how to find this kind of property? I think 5 acres or less with vehicle access would be fine.

Doing any kind of development in a wetland, including a fish farm, will require a special permit from the US Army Corps of Engineers. That is especially true if the wetland is connected to a stream ("next to a clean creek"), it will be "jurisdictional", and subject to USACOE regulation. Even non-jurisdictional wetlands may be subject to state regulations. Doing this may be much harder than you think; be prepared. That said, contact your local real estate agent to see what is available in your area.

Everything Ed said is correct. Just because a wetland is not suitable for building or septic doesn't mean you can dig a few pits to create ponds to breed minnows. If you don't want to spend alot of money (and time) I suggest not purchasing property that is known to have a wetland or would require a wetland delineation and jurisdictional permit.

No one said getting a permit is difficult. The process is what we were talking about. Writing a permit application is not hard. The accompanying information (wetland delineation and report) isn't exactly something anyone can do. It typically takes a 6 months to a year to get a section 404 jurisdictional wetland permit.

Which suits me just fine. My favorite Flagfin Shiner hole has been for sale in a rich neighborhood for quite some time now, but so far nobody seems to want it on account of the extra wetland hassles. It's a swampy patch of woods surrounded by McMansions. I'd buy it in a minute if I could, since the LAST thing I'd ever want to do would be build a house on it.

I would suggest first calling your state's fish and game department (or other agency as appropriate for your state) and, in a nice manner, explain that you are looking for advice for starting a fish farm for minnows. Tell them you were thinking of buying some wetlands and doing ______ there. See what he says. If your idea won't work, see if he has other ideas for what could be done.

People love to give advice. If you phrase it as "looking for advice", you may get much more constructive help than simply asking "can I do this...?"

Another thing to consider: Depending on your local, if you are planning on using water from a nearby stream to use in your farming you may need to get some sort of water use permit. There may also be effluent quality requirements for water returned/discharged to a stream.

I do not see one word from Mr. Minnowmizer about wanting to build a fish farm or any form of development.?Yet all these comments regarding permits and regulations and such.

I dont get it. Did he post such fish farm desires on other headings? If so fill me in.

That said...

Mr. Minnowmizer, just based upon your initial posting, if you want to find the land you wish for, you just have to get out and find it. Study your gazateer, explore, and talk to realtors.
Thats how i found my land. Right on a ridge, adjacent to a 160 acre widlife refuge and overlooking an interesting creek. Secluded yet convenient to the needs of a family. The bonus of this good fortune was having an 18 x 36 cement pond in the front yard filled with green water. Everyone else had said "yuck, not interested", and i thought... "hum, interesting potential".

Maybe you just want a place to camp. Or maybe better yet, in my latest wishes, to find 5 wetland creekside riverside acres with a buildable weekend retreat cabin site on a elevated property corner.

Yep, thats for me and visiting family and friends.
